Basement Renovations

Basement Renovations in Kitchener-Waterloo

Three basement tracks: legal secondary suites, family basement finishing, and full-code apartments with rental income. Pick the one that matches what you actually want to build.

The Three Basement Tracks

Most Kitchener-Waterloo basement projects fit one of three tracks. Each has a different scope, a different price range, and a different endgame. Pick the one that matches yours — or ask us on the first site visit if you're not sure.

1

Legal Basement Renovations

Ontario Building Code compliant. Permits pulled.

Every legal basement build meets Ontario Building Code: 6'5" minimum ceiling, egress window in every bedroom, 30-minute fire separation (5/8" Type X drywall + fire-rated doors), interconnected smoke + CO alarms, private entrance. Municipal permit pulled through Kitchener, Waterloo, Cambridge, Guelph, Woodstock, or Brantford City Hall. Final inspection sign-off. The paperwork that makes the whole thing legal.

Basement Apartments & Secondary Suites

Rental income $1,400–$1,800/mo. Pays back in 4–6 years.

A legal secondary suite is a legal basement renovation with a specific end goal — generating rental income. Same code requirements plus a full kitchen, bathroom, private entrance, and (usually) a separate electrical subpanel. Rental income in Kitchener-Waterloo runs $1,400–$1,800/mo for a 1-bedroom, $1,800–$2,300/mo for a 2-bedroom. Legal suite adds $75K–$150K to KW home appraisal on top of the rent.

Basement Finishing

Rec rooms, home offices, family spaces. From raw concrete.

The broad family finishing service. Framing, insulation, drywall, LVP flooring, pot lights, trim, paint-ready walls. No kitchen, sometimes a bathroom, sometimes a bedroom with egress. Great for growing families, teenagers who need their own zone, WFH couples, home gyms. Can be upgraded to a legal secondary suite later if you frame the fire separation walls now.

Cost

$35K–$80K

Timeline

4–10 weeks

FAQs

Basement Renovation FAQs

Common questions across all three basement service tracks.

Which basement service do I actually need?
If you want livable family space (rec room, home office, gym, guest room) — you want basement finishing. If you want to rent the space out for income — you want a legal secondary suite (also called a basement apartment). If your build has to meet Ontario Building Code for permits, egress, and fire separation — that's a legal basement renovation. The three overlap: every legal suite includes finishing, and every finishing job could later be upgraded to a suite if you build it right.
How much do basement renovations cost in Kitchener-Waterloo (2026)?
Basic finish: $35K–$55K. Full finish with 3-piece bathroom + bedroom: $55K–$80K. Legal secondary suite with kitchen, private entrance, and permits: $80K–$130K. Per square foot: $45–$85 depending on scope. The older the home, the closer you sit to the top of each range.
How long does a basement project take?
Basic finish (no bathroom): 4–6 weeks. Full finish with bathroom + bedroom: 6–10 weeks. Legal secondary suite with permits: 10–14 weeks, including 2–4 weeks of permit review at the City. You get a written schedule before demo starts and a weekly update through the entire build.
Do I need a permit for a basement renovation?
Yes if you're framing new walls, adding a bathroom or bedroom, cutting an egress window, or creating a secondary suite. No if you're only doing cosmetic work — paint, trim, flooring over an existing subfloor. Permit fees in the KW cities run $500–$1,400 depending on scope. We pull it and coordinate every inspection.
What cities do you build basements in?
Kitchener, Waterloo, Cambridge, Guelph, Woodstock, and Brantford — every one has a dedicated city page with local permit details and neighbourhood notes. Extended service area also covers Paris, St. George, New Hamburg, Baden, Ayr, Tavistock, Ingersoll, and other Waterloo Region + Oxford County + Brant County communities on a project-by-project basis.
